Home repairs across Islington, from a dripping tap upwards

We are a small team working out of Caledonian Road. We take on the jobs bigger firms turn down — one radiator, one sticking door, one leak nobody can find — and we agree the price before we start.

What we do

Seven things we get called about most

Everything below is work we do ourselves rather than pass on. If what you need is not here, ring and ask — we would rather point you to the right trade than take a job we cannot do well.

Emergency repairs

A leak, a failed lock or a window that will not shut — the jobs that cannot wait until next week.

Why people call us back

The parts most homeowners actually care about

Small jobs are the job

Most firms want a kitchen or a loft. A shelf that needs putting up properly, a toilet that will not stop running — those are the calls we want. They are how people find out whether you are any good.

One price, agreed first

You get a figure before anyone picks up a tool. If the job turns out to be different once a wall is open, we stop and show you rather than adding it to the invoice at the end.

We know this housing stock

Islington is mostly Georgian and Victorian, much of it converted. Solid walls behave differently to cavity. Sash windows can nearly always be repaired. Knowing that saves you money.

We clear up

Dust sheets down, tools off the floor at the end of each day, and the place left usable. It should not be worth mentioning, and yet.

You deal with the same people

The person who quotes the job is on site while it happens. Nothing is subcontracted out to whoever was free that week.

Properly covered

Public liability insurance, and independently assessed through CHAS, SafeContractor, CITB and SAFE Cert. Certificates available on request before we start.

How it works

Four steps, no surprises in the middle

1

Tell us what has gone wrong

Ring, or send the details through the form. Photographs help more than descriptions — a picture of the stain on the ceiling tells us more than a paragraph about it.

2

We come and look

Free, and at a time that suits you. For very small jobs we will often quote off a photograph and save you the visit.

3

You get a fixed price in writing

What we will do, what it costs, and roughly how long it takes. No obligation, and no follow-up calls chasing you for an answer.

4

We do it and tidy up

Booked in for a day that works. We finish, we clean up, and we tell you if we spotted anything else worth keeping an eye on.

Recent work

A hallway in N7, start to finish

Stripped back to bare plaster, then panelling, new skirting, herringbone flooring and concealed lighting. Five days, one team, one price agreed at the start.

Hallway before work: bare patched plaster, old electric heater and worn skirting

Before

Patched plaster, surface-mounted heaters, no storage.

The same hallway after: green wall panelling, white framed prints, built-in storage and herringbone flooring

After

Panelled, painted, lit, and with somewhere to put shoes.

Where we work

All of Islington, and the edges of it

We are ten minutes from most of the borough. If you are just outside it, ring anyway — we cross the boundary regularly.

Questions

Before you call

Is there a minimum charge?

No. We would rather come out for twenty minutes and have you call us again than turn down a small job. If a visit is not worth your money we will tell you on the phone.

How quickly can you come out?

We answer every enquiry within 24 hours. Urgent work — a live leak, a door that will not lock — we try to attend same day or next morning. Bookable work is usually within the week.

Do you charge for a quote?

No. For anything beyond a small job we come and look, then send a fixed price. You are under no obligation once you have it.

Do you work on flats as well as houses?

Yes, and on communal areas where the freeholder or managing agent has instructed us. If a repair sits on a boundary between your flat and the building, we will tell you before doing the work.

Will the price change once you have started?

Only if we find something nobody could have seen from the outside — rot behind a skirting, a pipe run in the wrong place. We stop, show you, and agree the extra before carrying on.

Do you take on work for landlords?

Regularly. If you let a property in Islington and want one visit to clear a list between tenancies, send us the list and we will price it as a whole.

Something that needs looking at?

Ring for a straight answer, or send the details and a photograph and we will come back to you within 24 hours.
